But goose, no. Boss Q studied it for a long time, but it seems, it seems, there is really no addition!

Also, I lost weight! - Demolished the old glass house.

Q: Why is the area more than 500sf?

2. Operation Sherlock Holmes - cracking the renovation strategy

Look at the old and new layouts that Boss Q worked hard to detect with the help of virtual tour and clues on the photos:

Before:

The second floor of Before's layout is almost the same as that of After's. There is one less study on the garage floor, so it will be omitted here, so as not to be dazzled by everyone.

 

Summary of key points:

 

 

Objectively speaking, as a quasi-luxury house, this house is flawed.

First, the corridors on the second floor are really long!

Second, entering the door is a scissor ladder going up and down, going up to the living room, down to the garage, there is no serious entrance hall.

However, this did not prevent it from selling the price of the mansion.

 

So how did this house become a quasi-luxury mansion of a fairy? In summary, there are two main highlights:

1. 格局变化、从3房2.5卫变5房3.5卫;

原先的和室washitsu(对,这是个日式房子)变成一个套房(1卧室+1卫生间);

车库层多余空间分割出一个书房(也有可能是原车库层有洗衣房、加大后改装成书房,但线索不足,放弃侦破,不过这个无关大局)。

2. 相当出彩的餐厨+family大空间;

打掉厨房和family room之间的墙,将餐、厨、厅连通成为一个大空间——这一点大家可能会说:这个我也能想到!

值得划重点的有:

1. 厨房和family room之间的墙被拿掉,餐、厨、family room变成一个一体的大空间,非常开阔;

2. 在打掉墙的基础上更近一步,连餐厨上空的天花板也拆了,改成一个连贯完整的vaulted ceiling,整个大空间被覆盖在一个大坡屋顶下,形成很强的主题感和领域感;

3. family room新加窗户,厨房上空屋顶加天窗,含屋顶在内四面自然采光!

连成一体后,这么大一个厅,办个几十人的轰趴,毫无压力。

 

 

厨房有最亮眼的是它的island和countertop,意大利定制进口的独一无二的漂亮石材,搭配藏在石材下面的灯光,令石材展现出迷人的光、色泽和肌理,着实让人惊喜,百分百的WOW factor!

请同事、朋友来家party,当你假装不经意地打开这个灯,大概率会收获一箩筐的“WOW!”,“COOL!”和“AMAZING!” ,妥妥满足你的虚荣心。

这样的厨房,Q老板也想来一个!

值得一提的是,厨房附近一个有点鸡肋的空间,被机智地改成了一个大号pantry。每个煮妇(夫)看到这么大的pantry都会激动吧

想象一下柴米油盐被放成这样,是不是很治愈?想想就好开森。

还有那些你不知道什么时候买的、怎么就堆成山的空气炸锅、豆浆机、榨汁机、blender、processor、chopper、toaster、mixer、griddle、pancake maker、各种锅。。。。。。统统塞进去,再也不用看着它们而充满负罪感了!

主卫和closet

主卫比较有特色的是双台盆背后通长的、豪华配置的大淋浴房,目测总长度9 feet(2.7米),也就是比你家King size的床再长出一只手臂的长度;

两边都有shower head,想想有点不错哦;

另外比较特别的就是安装了一个sauna。

外立面基本没有太大变化,部分墙面换了实木的siding,阳台栏杆换成了玻璃,换了车库门,局部加了窗户或加大了窗户,粉刷换了颜色。

这个后院Q老板要点个赞。

先天不足大陡坡,没有什么平地,却因地制宜营造了两个不同气质和功能的场所。

旧的玻璃棚子被整个拆掉、改成了一个连通living room的deck,形成一个静谧安详的半室外空间。deck用的红杉木,柔和温馨。约上三两好友、在此小酌一杯,也是人生乐事。

轰趴时,如需谈论商务细节、私密话题、吐槽老板、吐槽LD、或在主人家一见钟情需要多聊几句的,可移步后院山顶的观景台。

和LD吵架了、或者被熊孩子(们)气疯了,也可以到这里静一静。

 

 

 

要说88了,又盯着看了好几秒,不得不说,这场景,以party为名来安排年轻有为的FLAG码(sheng)工(nan)同事来相亲,真的是太合适了!
