7 scenarios on when you need a land surveyor

A Land Survey May Be Desirable For:

  1. Remodels Near Easements: Easements are common, and you might have one on your land. Easements are legal designations that allow individuals or entities to use portions of your property.1You still own the property and have access to it. A typical easement is an underground sewer line. You might build close to (or sometimes on) an easement and not hear anything about this for years--or decades. Or you might receive notice that your chicken coop is too close to the basement and needs to be removed.
  2. Brand new home construction requires a land survey!
  3. Constructing Outbuilding: Building a workshop or shed? If it's near a property line, get a survey so that you can confidently set it down within your own property lines.
  4. Remodeling and adding Outbuilding Near Property Line: If a workshop, studio, garage, or similarly detached ADU is near a property line and you plan to put significant money into the remodel, it's a good idea to verify that the structure is 100% on your property. Some city might not require to get a land surveyor report during the permit stage but they will inspect the setback during the construction. Without an accurate report, you are at risk of pausing the job during the middle of the construction and waiting a coupe of months to redo the measurement. 
  5. Permanent Improvements on Property: Pools, driveways, patios, garages, etc. It's bad enough to have to move a shed. Can you imagine finding out that three feet of your swimming pool are on your neighbor's property?
  6. Addition to existing house close to a property line - You may need a land surveyor to show that you do not violate your property lines when you plan to extend your living space. Some areas also have regulations on how far from fencing or border lines your home must be located. Sometimes demolition services are also needed, which require a survey to ensure that the structure is truly yours to destroy.
  7. Fence Building - Because they improve esthetic appeal and security, fences are a popular home remodeling project. But a land survey is necessary for preventing boundary issues and protecting your neighbors. If the fence is built across borders you can end up in legal difficulties and have to pay high costs.

However, you do not need to hire one right away, yet there will be a possibility that the city will require one during construction or even during the permitting phase.
